Inventory is rising, which is excellent news for buyers. After the frenzy of a low inventory seller’s market, we are gradually moving toward a more balanced market. Ypsilanti Township is an excellent option with lots of more affordable inventory. Ypsi township features a desirable location, newer construction, and a lower dollar per square foot compared to Ann Arbor.
This location is excellent if you want to live near the action but bypass Ann Arbor prices. Neighborhoods are near Ypsilanti, Depot Town, and Eastern Michigan University. Easy access to I-94 and US-23 makes for a convenient commute to many Metro-Detroit cities like Ann Arbor, Belleville, and Milan, and even further South to Toledo.
Neighborhoods in Ypsi Township offer newer construction options (built in the 2000s or later) with plenty of inventory. Some neighborhoods I recommend looking at:
If you are looking for new construction, Lincoln Pines consists of custom-built homes built by Jack Pines. These homes were built starting in the 2000s, but there is some brand-new construction. Homes have 2000-3500 thousand square foot floor plans with 4-6 bedrooms, full basements, and 2-3 car garages. Homes also rest on up to 1-acre lots with large back and front yards.
For newer construction, Greene Farms is a great option. There are over 600 single-family homes with various floor plans and square footage to fit your needs: They are 2-story traditional and ranch style builds and have 1300-2500 square foot floor plans, 2-4 bedrooms, 2 or more baths, and attached garages.
Partridge Creek is another great option. With the first homes built in 1996, Partridge creek homes include ranch, 2-story, and bi-level homes with a wide array of exterior styles and floor plans and desired amenities. Enjoy 1,300-2,350 square foot floor plans with 3-4 bedrooms, 2-3 bathrooms, and attached two-car garages.
Another great option is Creekside Villages. There are 4 subdivisions: Creekside North, South, East, and West. Each location has floor plans and layouts ranging from 1,900 to 3,000 square feet. Built by Pule Homes and Lombardo Homes, from the early 2000s to 2022. They are located 5 miles south of the City of Ypsilanti and within reasonable commuting distance to surrounding Metro-Detroit cities, including Ann Arbor, Saline, Bellville, and Plymouth.
