The task of putting your home up for sale can seem daunting. In the months leading up to the sale, taking action toward your goal of selling, like finding the right agent, identifying issues, making a to-do list, and getting a head start on repairs, will make the whole process much easier.
Starting Now:
1. Find the right agent

Once you have an agent, work together to make a to-do list of things you’ll need to take care of before selling. By knowing what your list of to-dos is, you’ll be able to prioritize your tasks and avoid feeling overwhelmed as you knock them out systematically.
3. Start Putting Your Things in Boxes
While it may sound challenging, take a look around and decide which items you can do without until your home sells. Sure, you’ll need to keep some things around right up until the move. But others, like out-of-season clothing, may be able to be packed up now. Also, identify which items you are willing to get rid of, and find ways to donate them. Packing up and donating your things will allow you to clear out clutter and make room for buyers. Any work you do on your home in the future will be that much easier without clutter in the way!
2-3 Months Before Listing:
1. Identify Issues
If you want to beat buyers to the punch, get a pre-sale home inspection. This will allow you to identify potential deal breakers so you can incorporate them into your timeline and budget. The buyer’s home inspector may still find things that need to be done on your home, but knowing what you’re dealing with of ahead of time will save you stress.
2. Get a Head Start on Repairs
Once you have the home inspection report, go through it with your agent and identify priorities. Taking care of issues like water heater repairs, new roofing, or anything else will be much less expensive to address upfront rather than waiting for the buyer to ask for them in inspection requests.
1 Month Before Listing:
Make Your Home Stand Out
It takes only a matter of seconds for a buyer to make an initial judgment about your home. Consider that first impressions can make or break a deal, and put a little work into your home to make it stand out. Put a fresh coat of paint on the walls. 1-2 Weeks Before Listing:
Deep Clean
When you’re just about ready to put up the “For Sale” sign, give your home a good scrub. Clean the carpets, remove stains on the furniture, and scrub the insides and outsides of your kitchen appliances. Make it sparkle. And once it’s looking shiny and new, keep it that way by cleaning it regularly.
